Welcome to BRU Room (“we”, “us”, “our”). By accessing our website and engaging our services, you agree to the following Terms of Service.
1. Scope of Services
BRU Room provides specialised interior upgrade services, including:
Kitchen hood duct supply and installation
PVC wrapping and carpentry refinishing
- Duct routing design and feasibility assessment
All services are subject to site conditions, technical feasibility, and applicable regulations in Singapore.
2. Feasibility Assessment (No-Obligation)
Feasibility evaluations are advisory and non-binding. Assessments are based on:
Floor plans
Site inspections (if applicable)
- Images/videos provided
Final execution may differ due to concealed conditions (e.g., beams, wiring, structural elements). We reserve the right to revise or withdraw recommendations if new constraints arise.
3. Proposed Routing Design
Routing plans provided are conceptual and indicative, not engineering drawings. Final routing may be adjusted on-site to:

Navigate unforeseen constraints
Clients acknowledge that visual symmetry or concealment may be limited by site conditions.
4. Quotations & Variations
Quotations are valid for 14 days unless otherwise stated. Pricing is based on assumed conditions at time of quotation. Additional charges may apply for:
Extended duct length
Changes requested after confirmation
- Additional bends/joints
- Access difficulties
No work variation will proceed without client acknowledgement.
5. Payment Terms
A deposit is required to secure materials and schedule. Balance payment is due upon completion (unless otherwise agreed). We reserve the right to pause or withhold handover for unpaid balances.
6. Installation & Workmanship
We commit to professional and compliant workmanship based on practical site conditions. Installation timelines are estimates and may be affected by site readiness, third-party delays, or weather/access constraints. Minor imperfections may occur where unavoidable.
7. Client Responsibilities
The client agrees to provide accurate information, ensure site readiness, obtain necessary approvals (HDB / MCST), and inform us of concealed works. Failure to do so may result in delays or additional costs.
8. Regulatory Compliance Disclaimer
Our work is based on general industry practices in Singapore. However, we do not guarantee approval from HDB/MCST or act as Qualified Persons (QP). The homeowner remains responsible for regulatory compliance.
9. Airflow & Performance Limitation
Duct performance depends on multiple factors (hood model, length, bends). We do not guarantee complete smoke/odor elimination or “hotel-grade extraction”. Our role is to improve efficiency within practical constraints.
10. Smoke / Odor Redistribution Disclaimer
Client acknowledges that installation may redirect odors to external discharge points. BRU Room shall not be liable for neighbor complaints or disputes. Neighbor relations remain the homeowner's responsibility.
11. Warranty & Exclusions
Warranty covers workmanship defects only. It does not cover misuse, grease buildup, third-party mods, wind backflow, or normal wear and tear.
12. Limitation of Liability
To the fullest extent permitted by law, BRU Room shall not be liable for indirect/consequential damages. Total liability shall not exceed the amount paid for the service.
13. Cancellations & Refunds
Deposits are non-refundable once materials are procured or scheduling is confirmed. Completed work remains chargeable.
14. Intellectual Property
All routing designs, concepts, and proposals remain the intellectual property of BRU Room. Clients may not share with third parties or reproduce for alternative contractors without engagement.
15. Site Conditions & Concealed Risks
We are not responsible for hidden structures or pre-existing defects. Required modifications due to such conditions will be treated as variations.
16. Access & Safety
We reserve the right to refuse unsafe work conditions or pause work if the site poses a risk to property or health.
17. Website Use
Users agree not to copy content without permission. Content is for general information and doesn't constitute professional advice.
18. Privacy
Use of our services is also governed by our Privacy Policy.
19. Amendments
We may update these Terms at any time. Continued use constitutes acceptance of revised Terms.
20. Governing Law
These Terms are governed by the laws of Singapore.
